To Purchase Apartment

Some tips i come across whiling buying my dream home

1.First choose what kind of apartment (Multistory,Normal)
2.Luxury or with basic amenities
3.Reputed High level Builders or Normal Middle level Builders
4.Decide for 2BHK/3BHK Apartment
5. Sqft (based on ads in home buy website and per sqft amount)
6.Locality and Ventilation ( while visiting apartment)
7.Budget (Cash on Hand,Registration,If going for loan then bank Processing charges )
Usually most of the Person go for Home loan for tax purpose so ,
20% of cost of apartment(basic cost+vat)
80% of bank loan(basic cost+vat)
For apartment:
  • Car Parking,
  • Maintenance Fees(Based on builder min 1-3 yrs),
  • BWSSB Charges,
  • KEB Charges,
  • Khatha Charges,
  • Corpus fund
  • any extra amenities Charges (before possession)
If you are going for bank loan then
  • Processing Fee+ Service Tax
  • Legal charges(you are verifying with lawyers,if it is nationalized banks no need.Anyway legal opinion is best for safer side)
  • Administration charges  
  • Documentation Charges+Service Tax
  • Franking Charges+Notary Charges
  • MOTD charges
Apart from the above:

Registration Charges+ Tax+ (Extra Amount)

8.Check list:
  • School
  • Hospital/Clinic (for first aid)
  • Basic  emergency needs(Small shop at walkable distance)
  • Bank
  • Petrol Bunks
  • Railway Station 
  • Nearest Bus Stop
  • Famous Landmark
9.Interior Again based on BUDGET simple one or luxury (now i am in this stage)
10.Then House warming Function
11.Finally main thing Shifting to Dream Home
